As a buyer, you want clear answers before you waive objections and commit to closing, especially if the home was built during the common asbestos era. Our transactional asbestos inspections focus on the areas you are most likely to disturb during planned renovations and repairs, using discreet bulk sampling in inconspicuous locations. You get a clear, lab-backed report on what is actually present, so you can negotiate, budget, or walk away with confidence—without leaving obvious damage behind.
Sellers and listing agents worry that asbestos inspections will leave visible patches or missing chunks that make the home harder to show—or worse, spook an otherwise solid buyer. Advent’s approach is tailored for real estate transactions: we coordinate with you to collect required samples from low-visibility, non-showcase areas and provide context with the results. That means you can address Colorado disclosure duties accurately, preserve the home’s curb appeal and interior presentation, and keep the deal moving forward with fewer surprises.
Real estate deals need answers, not extensive damage. Advent focuses on low-visibility locations so buyers get clarity and sellers keep the home show-ready.

With the exception of an imminent threat to human health, due to an asbestos exposure (i.e. a major asbestos spill), identified asbestos in building materials is not reported to any agency, person or entity - Reports stay confidential between Advent and the customer. In most cases, it is the buyer asking for an asbestos inspection to get an idea of what they're in for if they buy the property. Sometimes, sellers don't want to know if there's asbestos, but can still benefit from having a copy of the report.

Every asbestos inspection we perform includes a detailed, written report prepared by a CDPHE-certified asbestos consulting firm. Our reports are legally valid, permit-ready, and accepted by regulators, contractors, and building officials. In fact, any report issued by someone who is not a certified asbestos consulting firm is considered null and void by the Colorado Department of Public Health and Environment (CDPHE).

Transactional asbestos inspections are different from routine renovation surveys. Timing is tight, disclosure matters, and the appearance of the property can directly affect negotiations. Advent Asbestos Consulting has built this service specifically for real estate transactions—balancing buyers’ need for clear, defensible information with sellers’ and agents’ need to keep the home show-ready. Our inspectors draw on years of Colorado asbestos experience to target the materials most relevant to the deal, collect samples from inconspicuous locations, and deliver reports that are straightforward to explain to clients, lenders, and other professionals involved in the transaction.
The result is a tailored, transaction-friendly inspection that supports accurate disclosure, protects everyone’s interests, and helps good deals close with fewer surprises.
